FISCHBEKER REETHEN DISTRICT

New residential and business district in Hamburg

Fischbeker Reethen, a 70-hectare residential and business district will be developed in the south-west of Hamburg over the next few years.

Residential: Around 5,750 people will find a new home here. Housing units for every living situation and all age groups will be built in the new Fischbeker Reethen district, mainly in apartment buildings. There are also plans for semi-detached, terraced and a few detached single-family houses.

Business: Ten hectares of the district will be dedicated to commerce, trade and services that are close to nature. The focus will be on green companies that operate and produce in an ecologically sustainable manner as well as craft businesses that supply the surrounding area and contribute to increasing resource efficiency with their durable products and the repair of existing items.

Enjoying life: Fischbeker Reethen is characterised by its proximity to the Fischbeker Heide and Moorgürtel nature reserves as well as unspoilt natural areas within the district. A wide range of climate protection and climate adjustment measures are already being considered ahead of the ground-breaking ceremony. Good bus and rail connections and a convenient network of paths for pedestrians and cyclists enable the reduction of car traffic. The range of everyday amenities helps make Fischbeker Reethen a diverse, urban and green district.

Structural Plan

COMMERCE, TRADE AND SERVICES

A commercial area will be created in the north of Fischbeker Reethen that will offer an attractive and future-oriented environment to companies from commerce, trade and services that also want to focus on production, for example, and be sustainable and local. Ten hectares will be made ready for commercial development. New company sites can be created here on plots of varying sizes ranging from approx. 2,000 square metres to 1.5 hectares. The location is compelling with its excellent connection to the B73 and the A26 motorway and its immediate proximity to the Fischbek suburban railway station.

The location alongside the railway line also allows the integration of medium to large-scale commercial uses without disrupting other spatial functions. The uses align with the water conservation area. The buildings in the commercial area form a noise barrier to the railway line for the residential buildings in the district. Large roof areas offer space for rooftop planting and solar panels. The separate access road for the commercial area will be bordered by trees.

URBAN LIVING

Along Sophie-Scholl-Straße, which runs between the residential areas to the south and the commercial area to the north, is where manufacturing businesses, commerce, trade and services and residential use meet. In contrast to the conventional commercial spaces alongside the railway line, a mixed area with flexible building typologies will be created here.

The ground floor spaces in the northern section of Sophie-Scholl-Strasse are designed mainly for commercial use. The aim is to achieve a 50/50 mix of living and working space on the upper floors. For companies that have their commercial property here, it may be an advantage if they also create living accommodation for their employees and potential new skilled workers.

A square is situated at the eastern and western ends of Sophie-Scholl-Strasse as an entrance gate. The first district car park is located centrally between these two squares. A three- to five-storey development along the street running approx. 700 metres through the district will be marked by a high point in the area of Fischbeker Boulevard. Apartments and commerce, trade and services will be designed with sophisticated façades to create attractive public spaces.

Fischbeker Moorland

The Moorgürtel nature reserve, a valuable biotope of the Süderelbmarsch, extends along the northern edge of Fischbeker Reethen. Together with the Fischbeker Heide to the south, it forms an important superior green link, which is supported by the open space design in Fischbeker Reethen.

Compensatory measures will be put in place in Fischbeker Moorland. In the long term, plans are for the moorland to be wetted and developed into an intact cultural landscape with wet meadows and waterlogged wooded terrain. This will be a nature conservation area and must be kept free of recreational uses. Fischbeker Moorland is a valuable part of the landscape and contributes to improving the quality of life in Fischbeker Reethen and beyond.

Wohnen West

The ‘Wohnen West’ district is located in the west of Fischbeker Reethen, right on the ‘blue-green strip’. This is where different types of built-up areas meet varied open spaces and create a residential area with a special charm.

The rectangular arrangement of the apartment blocks provides clear structures, while different types of buildings and the design of the open spaces ensure a district that is diverse and full of life. From terraced houses to multi-storey apartment blocks, ‘Wohnen West’ offers a wide range of dwellings. Green courtyards and village-style streets, known as ‘Twieten’, offer quiet spaces for relaxation as well as opportunities for people to meet and children to play.The ‘blue-green strip’ connects ‘Wohnen West’ directly with the centre of Fischbeker Reethen. In the eastern part of the district there is a spacious playground with a variety of play equipment. There is also a kindergarten at the western entrance to the district.

CENTRE

Situated in the heart of Fischbeker Reethen, around the artificial lake, the new centre will be built in close proximity with all the essential facilities for day-to-day needs.

The Fischbeker lake is the central location and heart of the district. It is part of the ‘blue-green strip’ and contributes to a high quality of living and a pleasant ambience.

The housing complexes are largely free of parked cars. A reduced number of parking spaces are available in two district car parks close to the residential areas. This leaves more space for attractive inner courtyards surrounded by three- to five-storey buildings. Their spacious green areas mean they offer a quiet retreat in the middle of the district. The private gardens of the apartments are located at ground level or on the green roofs of the parking levels, which extend into the inner courtyards.

In addition to housing, the centre offers space for a wide range of local amenities. Shopping facilities, cafés, doctors’ surgeries and small shops give life to the centre and make it an attraction for everyone in Fischbeker Reethen.

Wohnen Ost

The ‘Wohnen Ost’ district will be created in the eastern part of Fischbeker Reethen, right next to the ‘blue-green strip’. A kindergarten and a school will be located in the immediate vicinity of the spacious green area ‘Fischbeker Boulevard’, which runs from north to south, making the district attractive for families.

‘Wohnen Ost’ is characterised by a varied development structure. The special topographical feature of the area, a hill where the former tank ramp used to be, is the driving force behind the design: While the buildings in the ‘Wohnen East’ district are generally two to three storeys high, five-storey buildings in the hill area underscore the special spatial situation and create an exciting high point in the district.

When designing the open spaces and courtyards, the trees to be preserved will be integrated at the appropriate height by experts.

RETHENBEKquartier

To the south-west of Fischbeker Reethen, directly adjacent to the stream and prominent ‘Rethenbek’ green and open space, a new development of detached and terraced houses will be built to complement the existing structures. The layout and development of the detached houses are efficiently designed and ensure a clear structure in this part of the district. At approx. 300 square metres, the plots offer enough space for a detached house and a spacious garden. The architecture of the new houses blends seamlessly into the surroundings and complements the existing buildings well.

The terraced houses along the Rethenbek benefit from a direct connection to the street network, both on foot and by bicycle or car. Families with children in particular will find an ideal home here in family-friendly surroundings that are close to nature. A kindergarten is available for little ones in the district. The good infrastructure, proximity to the centre and the wide range of leisure activities in the surrounding area make this part of this district an attractive place to live.

Waldquartier

The ‘Waldquartier’ will be created in the middle of the south-eastern part of Fischbeker Reethen, immersed in the existing woodland. The detached three- and four-storey apartment buildings here blend harmoniously into the surroundings and offer a special ambience in the midst of nature.

The land development principle embraces the qualities of this special open space and forms self-contained, small housing blocks. Inner courtyards with limited space form a harmonious contrast to the surrounding woodland. These housing blocks offer space for creativity and development by construction groups or small building cooperatives creating living space for their own use.

The ‘Waldquartier’ offers a unique opportunity to live surrounded by nature and at the same time enjoy the proximity to the centre of Fischbeker Reethen.

RESIDENTIAL

The new Fischbeker Reethen district is close to nature, but urban at the same time. Additional living space will be created in the Hamburg borough district of Neugraben-Fischbek in around 2,300 housing units designed to meet all needs and requirements. High demands will be placed on design quality and social diversity in the process. Around half of all the housing units will be publicly subsidised or low-cost rental housing. Building cooperatives will also find space here to explore their ideas.

BUSINESS & COMMERCE

The Fischbeker Reethen district offers 10 hectares of space for innovative working environments. New sites for small and medium-sized companies will be developed on plots of land of varying sizes. In addition to a commercial area, the aim is to create a lively mix of residential and business use in individual properties.
