The Fischbeker Reethen, in the south-west of the city are to develop into a lively, urban and green district in which living close to nature and innovative working environments will coexist side-by-side. The district’s close proximity to the Fischbek suburban railway station and various amenities for everyday living should contribute to ensuring that it offers good infrastructure for cyclists and pedestrians and has less car traffic.

Around 2,300 housing units will be built on a total area of 70 hectares, of which around ten hectares of net building land will be available for commerce, trade and services. There will also be a school for children living in the district, four nurseries, a wide range of sports facilities and other social amenities. The heart of the open space design is the 850 metre long ‘blue-green strip’.

An urban mix of different typologies is planned for the area, ranging from dominant multi-storey flats to a large number of compact terraced houses and a few detached single-family homes. Up to 20 per cent of the housing units are earmarked for building cooperatives.

As neither basements nor underground car parks are permitted in much of the area due to groundwater protection, private parking spaces will be provided in two district car parks and on ground-level parking decks in the inner courtyards, which will be covered and planted with greenery. Sophie-Scholl-Strasse runs along the interface between the urbanistically compelling residential location and the neighbouring commercial area to the north, acting as a juncture between these areas. The designation as an urban area makes it possible to combine commerce, trade and services and living in mixed-use buildings.

 

 

PLANNING

Project overview

The timeline for the completion of this project spans several years, during which the district will be built in phases. Building above ground level is due to start in the second half of the 2020s with a view to completing the development of the whole Fischbeker Reethen district by the early 2030s.

The first phase of construction will see the erection of the central buildings around the Fischbeker lake, part of Sophie-Scholl-Straße with the first district car park and the school in the east of the area. This will mean that key infrastructures are built right from the outset. The western plots are in the second phase of construction and the eastern plots will be developed in the third phase.
