A diverse and lively district with affordable living for all generations will be created in Fischbeker Reethen. The basis for this project is the implementation of the Hamburg Senate’s housing policy goals, which include a balanced mix of subsidised rental housing, privately financed rental housing and owner-occupied housing. Living space that is the product of good urban planning and shows architectural quality will be created to a very high design standard that includes floor plans, façades and transitions from private to public spaces.
WHAT TYPES OF BUILDINGS WILL BE BUILT IN FISCHBEKER REETHEN?
The plan is to create suitable living space for virtually all needs and requirements. One key to promoting social mixing is achieving different typologies. Fischbeker Reethen will offer two-storey detached houses and terraced houses as well as up to five-storey apartment buildings in the centre. In addition, there will be individual eight-storey high points in suitable urbanistic locations along Fischbeker Boulevard, one of the two green north-south axes.
Special typologies include a mix of commerce, trade and services on the ground floor and residential use on the upper floors as well as a combination of business and residential use in a residential/business typology of up to five storeys, which could, for example, accommodate studio apartments and commercial workshops on the lower floors.
In order to create a large supply of affordable living space, up to 60% of the housing units will be publicly subsidised. Up to 20% of the plots are expected to be allocated to building cooperatives.
The various pre-zones of the individual construction projects provide the transition between public and private areas. These are designed to promote interaction and is why these zones are reserved for social encounters and green space and must not be misappropriated as a place for storing rubbish, for example.

WILL THERE BE ACCESSIBLE FLATS IN FISCHBEKER REETHEN?
In the new district, as many people as possible should be able to participate in the life of the community on an equal basis with others and without barriers. The basis for this is the UN Convention on the Rights of Persons with Disabilities. An inclusive district is characterised by accessible public spaces and mobility options as well as accessible and improved accessibility offerings on the housing market.
Essentially, the following applies: The more accessible homes there are in a district, the more successful participation will be. In addition, a higher percentage of accessible homes accommodates the growing percentage of older people. In Fischbeker Reethen, around 20 per cent of homes will be accessible in accordance with DIN 18040-2 and two percent will be accessible in accordance with DIN 18040 (‘barrier-free and fully wheelchair-accessible’).
Other private areas, such as social amenities, neighbourhood meeting places, sports facilities as well as everyday services and amenities (supermarket, bakery, doctor’s surgery, pharmacy) should be accessible and usable for all.
WILL THERE BE PLOTS FOR BUILDING COOPERATIVES?
As a lively residential and business district with a wide range of amenities, a direct connection to nature and transport links to Hamburg city centre, Fischbeker Reethen offers exciting surroundings for building cooperatives.
Up to 20% of the plots are expected to be allocated to building cooperatives. Building cooperatives are where a group of people join forces legally to create living space for their own use. This is often accompanied by a special, individual building and living concept. In Fischbeker Reethen, both terraced house plots and plots for apartment buildings are available for building cooperatives.
The plots are spread across the area and vary in size (from approx. 10 to approx. 40 households). The plots will be allocated through the Agentur für Baugemeinschaften (agency for joint building venture). The first plots of land are expected to be available in 2025. More plots will be announced throughout the entire Fischbeker Reethen development process.
WHAT PARTICULAR HOUSING PROVISIONS ARE THERE IN FISCHBEKER REETHEN?
Social infrastructure services are generally spread throughout the district and are within easy reach. Among other things, various housing provisions are planned for senior citizens and people needing care. In an ageing society, need is based on the number of people with care needs and dementia. Consequently, there are expected to be home care services as well as residential care homes for people with dementia and a day care centre.
As is the case in many other districts in Hamburg, Fischbeker Reethen will also offer housing services with integration support. There is expected to be sheltered housing as well as counselling services and meeting places. Housing is also needed in a youth and family support context, i.e. the ‘Hier wohnt Hamburgs Jugend’ and ‘Hier wohnen Hamburgs junge Mütter/Väter und ihre Kinder’ initiatives. The provisions also include assisted living facilities and homes for foster families.

Apartment buildings and terraced houses will be built and marketed in individual construction phases by investors or housing associations. IBA Hamburg never acts as a broker for homes for individual tenants or buyers.
No rented or owner-occupied housing is currently available in Fischbeker Reethen. The borough district of Harburg needs to enact planning law first.
